The terms of
your stay.

By using our website or making a reservation with Green Horizon Resort, you acknowledge that you have read, understood, and agreed to be bound by these terms. If you do not agree, please refrain from using the site or making a booking.

We may update these terms from time to time. The version published on this page at the moment you make a booking is the version that applies to it.

All bookings are subject to availability and are confirmed only once we have issued a written confirmation by email. Reservations must be made by an adult (18 years or older) who will be staying at the villa.

You are responsible for ensuring that the details you provide at the time of booking — including names, dates, and guest numbers — are accurate and complete.

Rates are quoted in euros and include applicable VAT unless stated otherwise. A deposit of thirty percent of the total stay is payable at the time of confirmation; the remaining balance is due thirty days before arrival.

For bookings made within thirty days of arrival, the full amount is due at the time of confirmation.

Cancellations made more than sixty days before arrival are fully refundable, less any transaction fees. Cancellations made between sixty and thirty days before arrival are eligible for a fifty percent refund. Cancellations made within thirty days of arrival are non-refundable.

We will do our best to accommodate date changes subject to availability. Requests should be made in writing to the concierge team.

Check-in is from 4:00 PM on the day of arrival and check-out is before 11:00 AM on the day of departure. Earlier arrivals and later departures may be possible on request, depending on the schedule.

Please notify us in advance of your expected arrival time so that we can welcome you properly.

Our villas are private homes set within a quiet, residential landscape. We ask all guests to respect the surroundings, keep noise at a considerate level after 10:00 PM, and treat the property and its contents with care.

Smoking is not permitted inside any of the villas. Pets are welcome by prior arrangement only.

Guests are responsible for any damage caused to the villa or its contents during the stay, beyond ordinary wear. We may invoice you for repair or replacement costs following your departure.

To the extent permitted by law, our liability to you is limited to the value of the booking, except in cases of gross negligence or wilful misconduct.

We are not liable for any failure to perform our obligations due to events beyond our reasonable control — including, but not limited to, natural events, interruptions to utilities, acts of public authority, or health emergencies. In such cases we will work with you to reschedule your stay where feasible.

All content on this site — including photographs, text, design, and the Green Horizon Resort name and marks — is the property of Green Horizon Resort or its licensors and is protected by intellectual property law. You may not reproduce or use it without our prior written permission.

These terms are governed by Croatian law. Any dispute arising out of or in connection with your booking shall be subject to the exclusive jurisdiction of the courts of Pazin, Istria County, unless otherwise required by mandatory law.
